The problem

Land developers move parcels through dozens of steps — prospecting, underwriting, surveys, entitlements, utilities, infrastructure, builder takedowns, lot closings. Generic project tools (Asana, Monday) don't fit the workflow, construction software stops at the building, and spreadsheets leak detail and never tie back to the books.

The solution

One system for the whole land lifecycle — find, underwrite, entitle, build, sell, close. A prospecting map with nationwide parcel data turns a site into a project without re-typing anything. Templated entitlement and construction workflows carry it through the jurisdiction. Budgets, bids, commitments and pay applications flow into QuickBooks. Lot inventory tracks builder takedowns, deposits and closings, and a documents library makes every contract, plat and permit searchable — including the scanned ones.

  • Bid leveling that compares bids line by line and awards each line to its low bidder — AI reads the contractor's bid document, and awards become committed costs synced to QuickBooks

  • Bi-directional QuickBooks Online sync with encrypted token storage, optimistic locking on concurrent edits, and a before/after audit trail on every change
